Why independent matters
A lot of the industry is stock-driven, with sales representatives paid by developers to move specific products. We focus on research-led property selection and your long-term goals. We are paid directly by the vendor, so you pay $0 in service fees. We say no when the numbers don't work for your goals.

Frequently asked questions
What makes a good new-build investment property?
Three things stack up together: a growth corridor with sustained population, income and infrastructure growth; a dwelling type that matches local tenant demand; and a purchase price that leaves room for both cashflow and equity growth. Missing one is expensive.
Why only new builds?
From 2026, negative gearing and the 50% CGT discount on residential investment property are restricted to new builds. New builds also deliver full Division 40 and Division 43 depreciation, near-zero maintenance for the first decade, and higher tenant appeal. It's the most tax-advantaged residential asset class available today.
How much do I need to buy a new-build investment property?
Most lenders want a 10 to 20% deposit plus purchase costs (stamp duty on the land component only, legals, lender fees). Fixed-price builds also mean progress payments during construction. We coordinate finance and structure so your borrowing capacity is used well across the portfolio journey.
Do I need a buyer's agent?
You need someone independent, data-literate and paid to represent you, not the seller. Whether that's called a buyer's agent, strategist or advocate matters less than whether they're actually independent.
